To Whom It May Concern:
I am writing to you with regard to proposing my Management Company's services to better your overall condition of your Community/Investment.
Ironically, our firm has taken over a similar property and found after the first meeting that we were able to save their Community $35,000 annually in expenses when they were considering (at the time) to raise the assessment again for the upcoming year. This is simple "checks and balances" that were not carried out by Vintage Management???

Very early Friday July 6th, three outsiders snuck into our closed pool and trashed it, throwing lounge chairs, dirt, garbage, and waste containers into the pool. The Clubhouse was also tagged. This resulted in closing of the pool. Fortunately, there was an eyewitness to the trashing. Sunday. July 22, the three kids were nabbed! The parents are responsible for the cleanup costs. A HOA member caught them! We are proud of her that she was able to identify them to the police.

Someone needs to manage the management company and the board. Since October 2005 I've been told that the board approved to replace the fire lane no parking sign at the entrance to the driveway at 6th and the west side of Elderberry. This is almost August 2007. And the board wonders why no one goes to the meetings. Nothing gets done. We need more homeowners to attend the meetings to see where our money is going.

Does your garage door need to be replaced but you just don't have the money for it? The association has made arrangements with a local company that has agreed to give us a group discount, and for a limited time the association will pay one half of the cost.

The trash containers are for trash only! Large items are to be hauled away at the owner's expense. We have a problem with residents and non-residents dumping couches, beds, mattresses, etc., by the dumpsters and the money that we have to pay someone to haul it away comes out of our dues!

NO major vehicle repairs (being 6 hours or longer) to vehicles outside of garages or in the carports as well as anywhere within and on any of the grassed areas, guest parking or driveways is permitted.

- Excessive noises and dogs remaining on patio area during the hours of 10:00 p.m. to 7:00 a.m.
- Unleashed dogs and dogs running loose in the common area and owner's not picking up pet's waste.
- Not observing the Quite Enjoyment Rule especially pertaining to excessive or unnecessary noise including home and car stereo music being played too loud, motorized scooters in the common area and vehicle horns and alarms.
- Not wearing the appropriate swim attire in the pool, babies not wearing the appropriate swim diaper, jumping & diving off handrails in pool area, unsupervised minors, life preserver being used as a toy and loud and obnoxious behavior/music in the pool area.
- Animals in the tennis court and tennis court being used for other than playing tennis.
- Throwing trash in common area and disposing of large items around dumpsters.
- Illegal Parking
REMEMBER... You are the eyes and ears of your community, so it's up to you to report any violations. To report violations, it must be in writing and either faxed, e-mailed or mailed to Haven.
